Auction campaigns can move quickly - How we used strategic timing to secure 36 Ironbark Street, Elanora prior to auction day.

I didn’t show my clients 36 Ironbark Street, Elanora until the final week of its auction campaign.

On paper, it looked like it may have been outside our budget, but in a testing market we decided it was still worth taking a look. Once we inspected, it quickly became clear the property ticked the boxes and was one we wanted to pursue.

With only a few days until auction, we assessed the campaign, buyer interest and where we believed the property represented value.

Importantly, we'd been in constant communication with our clients' mortgage broker throughout the search. This meant we had a clear understanding of their finance position and were able to move quickly and confidently.

Rather than waiting for auction day, we placed a strategic unconditional offer that gave the vendors the certainty of a clean sale before auction. The offer was accepted and the property was secured.

It's a great example of why it's worth investigating a property even when it initially looks like it might be out of reach, particularly in a testing market.

It also highlights the importance of having your finance organised and keeping your broker involved throughout the search. When the right opportunity presents itself, being ready to act can make all the difference.
